Most Frequently Asked Questions
My tenant’s air conditioner isn’t turning on.
Our 24-hour service responds in a timely manner to arrive on-site, diagnose the unit or equipment, and then communicate with you directly regarding options to remedy the situation. Once approved, our technicians often solve the problem immediately while on-site. In the event that the issue requires not-readily-available components, our team presents you with a formal proposal to get the equipment back on-line ASAP.
Our technicians’ willingness to communicate with customers directly allows for ease and clarity of communication and a quicker repair. This minimizes tenant discomfort and potential loss of business.
I’m not sure how frequently I should have my HVAC equipment maintained.
A member of our team provides a free estimate for an on-going maintenance contract. While we typically recommend that all equipment be maintained quarterly, we will work with our customers to provide contract options that fit the usage and financial situation of both the site and customer. Additionally, we reach out according to the maintenance agreement to ensure the equipment is getting the required ongoing attention.
By looking at each situation separately, we provide maintenance options that best fit the needs of the particular equipment and customer.
We have a pending lease agreement with a new tenant that requires redesigning the space. How will this affect the HVAC systems?
Our team assesses the existing building system and any suite-specific equipment to ensure a design and plan is drafted to accommodate any modified floor plans. As design build contractors, we have the construction and service know-how to properly modify existing systems and install new ones if necessary.
By having our team take a look at any potential construction work and provide a free estimate before starting any projects, you save yourself and your tenants the hassle of improper design.
The equipment on my building is old and I have expensive repair costs. What should I do?
Service technicians assess and verify all pending repair proposals provided by a different contractor. We accompany any repair proposal with a replacement proposal if the equipment is nearing or has exceeded its industry standard life expectancy. Additionally, our recommendations are based on our findings and our customer’s plan with the building as an asset.
By providing our customers with both repair and replacement options, they are able to make informed decisions and compare the cost/benefit of each.
The space I manage has been redesigned so many times I’m not sure what unit serves which area of the building.
One of the services we provide is “zone mapping” or unit identification. If we are contracted for maintenance at a specific building, pairing units to specific suites and thermostats is done at no charge and equipment and thermostats are correctly labeled. In regards to specific “zone mapping,” we create or use existing floor plans and color coordinate the areas served by their corresponding units/equipment.
Having an accurate visual of HVAC layout of a space saves a property manager time and money by allowing vendors to quickly address the correct suite or piece of equipment based on a tenant’s complaint.
My tenant does not know how to adjust or unlock their thermostat.
Oftentimes a quick phone call with a tenant or property manager to walk them through the process can resolve this issue without any on-site time needed. We can also provide our customer with digital documentation or manuals for future issues.
Our customers can save on the cost of a service visit and resolve future issues without needing to call us.
I just acquired a new building and I need to know what equipment it has and the condition it is in.
We send one of our qualified technicians to assess the equipment piece by piece, and provide a detailed report rating the condition of all major components as well as any repair proposals. We also give our professional opinion about the remaining life of the equipment.
